Upton Park, London

The site currently has 4 retail units at ground floor level and a flat at first floor level, with a rear yard used for informal open air storage. The ground floor was previously a public house.
The owner has had two previous planning applications refused, both on grounds of under-development. We were instructed to investigate the potential for addressing the planners request for a taller better designed building on this prominent and important junction in Upton Park.

The proposal is to build 17 no. flats above the existing ground floor retail units. Some minor remodelling and a very small loss of area to one of the retail units is now shown.

The existing brick ground floor will be retained, the first floor will be substantially remodelled. Existing bricks on the bottom two floors will painted white (these two lower floors are easily accessible for re-painting). The upper floors will be built from lightweight timber (probably Cross Laminated Timber and a mass timber structural frame), the majority of which will be built off site in order to minimize the disruption to the existing ground floor retail tenants. Timber buildings are around one sixth the weight of steel or concrete buildings, so supporting the new building above an existing ground floor is realistic.
The upper floors are clad in timber effect panels (they will be through colour low maintenance panels, which may be treated timber or a low carbon timber effect material).
